Every figure here comes from the figures you enter and the method stated beside it: your document count, your own hourly worth, your expected price. This site publishes no valuation, no tax position and no legal opinion; what a clause means for your deal is your solicitor's and your accountant's.
A trades business is bought for its ability to keep producing work after the owner stops answering the phone, and that ability sits in three places: agreements that recur, crews who stay, and licenses that let the work be done at all. The valuation argument is the same across plumbing, landscaping, construction and pest control, with the weightings moving. This page is what a buyer examines in each. It does not value a business and it is not legal advice on licensing.

Recurring work is the asset, one-off work is the income
A maintenance or service agreement base is the most valuable thing a trades business owns, because it is revenue a buyer can forecast rather than hope for. The same annual figure delivered as one-off call outs is worth materially less, and the share of revenue under agreement moves the number more than total revenue does. Count it, evidence it with the agreements themselves, and show the renewal history rather than asserting it.
How much is a plumbing company worth once the owner is replaced
Take the earnings, add back the owner's drawings and anything personal, then subtract what it would cost to employ somebody to do what the owner actually does, which in a trades business is usually estimating, pricing and the customer relationships rather than the tools. What remains is what the business produces for a buyer. Owners are consistently surprised by this adjustment, and every lender makes it.
Crews and licenses are the transferable part, or they are not
Technician retention is priced directly, because a buyer inheriting empty vans has bought a customer list they cannot serve. So is the license position: whether the work may be performed under the buyer's own license, whether a qualifying individual has to be employed, and what happens between completion and that being arranged. Both questions belong at the start of a process because both can stop one.
How to value a landscaping business, a construction company or a pest control round
The same three tests with different weightings. A landscaping business lives on seasonal contracts and equipment condition. How to value a construction company adds work in progress, retentions, bonding capacity and warranty exposure on completed jobs, all of which a buyer prices as inherited risk. How to value a pest control business is the closest to a pure recurring model, so the route density and renewal rate carry most of the answer. In each case the recurring share is the first number a buyer asks for.

How to value a plumbing business: common questions
How much is a plumbing business worth with no service agreements?
Less than one with them, and the gap is larger than owners expect because the whole forecast rests on it. A business of one-off call outs is valued closer to its earnings after paying somebody to replace the owner, with little premium for the customer list, since a list that does not renew is a marketing asset rather than a revenue stream.
Do trade licences transfer with the business?
That depends on the state and on the structure of the sale, and it is the item most often left until completion. Ask early what the buyer must hold, who must be employed and how long any application takes, because the answer can set the timetable for the whole transaction.
What do buyers of trades businesses check first?
The share of revenue under agreement, the crew list with tenure and terms, and the license position. After those, the equipment schedule with ages, the customer concentration and how much of the estimating and pricing depends on the owner personally.
