Every figure here comes from the figures you enter and the method stated beside it: your document count, your own hourly worth, your expected price. This site publishes no valuation, no tax position and no legal opinion; what a clause means for your deal is your solicitor's and your accountant's.
A property management company earns a recurring fee against a portfolio of units it does not own, so it looks like the most forecastable business in real estate and is only as durable as its management agreements. Almost every argument in one of these transactions comes back to the same three things: how many doors, what each one earns beyond the management fee, and how easily an owner can walk. This page is what a buyer examines. It does not value a company and it is not legal advice on any agreement.

Doors are the unit, and not every door is the same
Count them by type and by owner, because a portfolio of single family homes owned by two hundred separate landlords behaves nothing like the same door count held by four institutional owners. The first is diversified and expensive to service; the second is efficient and can leave in one conversation. A buyer wants the door count, the revenue per door, the average tenure of each management relationship and the concentration by owner, and those four say more than total revenue does.
The management agreement decides what a buyer is actually acquiring
Term, notice period, whether it may be terminated without cause and on how much notice, whether it assigns on a sale or needs the owner's consent, and what happens on a change of control. A portfolio held on agreements cancellable at thirty days without cause is a book of monthly relationships, however long they have actually lasted, and it is priced as one. The single most valuable preparation a seller can do is knowing what proportion of the portfolio sits on what terms.
Where the money really comes from besides the management fee
Leasing and tenant placement fees, renewal fees, maintenance coordination margin, late fees, and in some firms an in-house maintenance operation that is a separate business with its own margin and its own liabilities. A buyer prices these differently from the management fee because they are more variable and some of them are more regulated. Splitting them out honestly is also the fastest way to show that the recurring base is real.
What transfers, and what a buyer checks before it does
Trust or escrow accounts and whether they reconcile, which is the first thing diligence asks for and the item most likely to stop a transaction. Licensing, because property management is a licensed activity in most states and the buyer has to be able to perform the work on day one. The staff, since this is a service business with thin margins where the portfolio managers hold the relationships. And the software and the data in it, because a portfolio is only as transferable as its records.

Property management company valuation: common questions
Is a property management company priced per door or on earnings?
Both are quoted and earnings is the one that binds. Per door figures are a shorthand drawn from transactions and they assume a normal fee, a normal mix and normal agreement terms. Where any of those differ, and they usually do, the price comes back to adjusted earnings and the per door figure is only a sanity check.
What does owner concentration do to the price?
It moves it more than most sellers expect. A portfolio where a handful of owners control most of the doors carries the risk that one conversation removes a large share of the revenue, so a buyer either prices that in or defers a large part of the price against retention. A diversified book costs more to run and is worth more to buy.
Do the management agreements have to be re-signed on a sale?
That depends on what each one says, which is why the assignment clause is read before anything else. Where consent is required, the transaction becomes a consent exercise with a timetable attached, and the price is usually structured around how much of the portfolio actually consents rather than around how much exists on the day terms are agreed.
